Water damage guide

Water-damaged drywall in Orange County

Water-damaged drywall should be evaluated after the leak or moisture source is stopped. Drywall that is soft, swollen, sagging, crumbling, contaminated, or no longer structurally sound may need to be removed rather than covered or cosmetically patched.

Resolve the moisture source first

A drywall contractor repairs the wall or ceiling surface; they do not replace the need for a plumber, roofer, HVAC technician, remediation company, or other specialist when those services are required. Closing an area too early can conceal an unresolved problem.

Quick answer: If the drywall is still wet, the source is unknown, or there are concerns about contamination or extensive hidden damage, address those conditions before planning the finish repair.

Repair or replace?

Minor staining on dry, firm material may call for a different response than drywall that has lost strength or shape. Replacement becomes more likely when the material is soft, bowed, delaminated, repeatedly wet, or removed to provide access to another trade.

What happens after a plumbing leak

  1. The plumbing source is repaired.
  2. The area is allowed to dry and is evaluated for remaining concerns.
  3. Unsuitable drywall is removed or the existing opening is prepared.
  4. Replacement drywall is installed and finished.
  5. Texture, primer, and paint are addressed according to the written scope.

Information to include in your request

Explain where the damage is located, what caused it, whether the source has been fixed, when the incident occurred, and whether the material feels soft or appears to be sagging. Photos can help show the visible area but do not replace an onsite assessment.
